When does a buyer need to hurry? When the property their agent tells them about, that fits their needs, that is priced right first comes on the market. Buyers are spoiled today. It has been a buyer's market for so long that we all tend to think the house will be there until they are ready to buy it. I have some clients who are finding this out. Two of the houses they have been interested in lately are now under contract. One house they did make an offer on. It was priced right for the size and condition and it was in a good neighborhood. The seller countered our offer and before we responded we took a closer look and decided to wait and see if they would come down in their price after a few weeks. Unfortunately, the house went under contract a couple days later. The next house I have been telling them about for awhile now. Although it may not be in the perfect location for them it sure sounded like the perfect house and property. We were going to go out between now and the weekend...but...it went under contract today. It seems that we may be turning the corner on this buyer's market. Maybe the buyers need to realize that we may be at the bottom of the market and while the prices and interest rates are down like they are now, it may be the absolute best time in their lifetime to make a purchase. Hurry, hurry or you may miss the perfect house!

2011 was a quite a year here in Wilson! Mine started off pretty rough with brutal challenges in the first 2 weeks of January. The year progressed with things improving as each day passed. We are moving forward to brighter tomorrows as we march triumphantly into the new year. We have the hope of an awesome future awaiting us. God is faithful!

We are looking forward to 2012 with eyes of hope - full of fresh ideas and new strategies for success on all levels of life as we gather information and encouragement to break the "new ground" of the year ahead. Blessings will come as we focus on the future and unwrap each day as a gift from God with joy for living, dreaming and scheming for a happy, healthy and prosperous new year!

Everybody knows how slow the market can be in December.....so we decided we needed to build a couple of houses. We set out to find the best looking plans we could find and then to get an architect to make some changes to match our client's “tastes”. Then we had to talk to a builder and some sub-contractors to be sure we could get everything done before Christmas. Once we were assured we could get it done we started gathering all the supplies.....and this is what we came up with!

Okay, okay, I know it was a play on words...but it was fun. Our nieces came over and we built gingerbread houses before Christmas. We all had fun and since we are in the business of selling houses it fits.

We hope you all had a wonderful Christmas and that this coming New Year of 2012 will be filled with many new homes and home sales.

Credit issues? Finances on the mend?

Do you have a few little issues with your credit and feel like there's no way you could ever invest in real estate and buy a home? Good news! Some mortgage loan programs are still available for borrowers with a few minor dings on their credit. Your options will also hinge on your credit score and the scenario involved that resulted in the damaged credit.

Most lenders today are more stringent in their loan requirements than in the past due to the unscrupulous predatory lending practices of a few lenders. Previously, some of those lenders charged high percentage fees to make mortgage loans that could have been made with lesser charges. Others were inflating appraisal values in order to lend out more principal to the borrower. Sometimes this was done with loans that offered at least 100% of the value and as much as 25% over the value of the property.

In other instances of questionable lending practices, some lenders were lending out more money to borrowers than they could actually afford by inflating their income, assets, etc. on the loan application. This gave borrowers more buying power and caused many to end up in foreclosure or bankruptcy eventually.

The lending practices of today are more careful to educate the consumer of what their options are and help the decison that is made to be well informed. There are more government guidelines in place to protect the buyer from overextending their budget and ending up in default.

There are several programs that help the borrower with slightly damaged credit to secure a mortgage loan with a few additional options that include stipulations that have to be met, moderately higher interest rates or fees to "buy down" their interest rate.

Wilson has a great selection of properties for buyers to choose from...even if their credit has a little bruising. A few of these are already priced below market value due to repairs or updating that needs to be handled. "Diamond in the rough" or "fixer upper" are a couple of terms that are used to describe such properties. "Sweat equity" is a great way to get started in adding to your financial assets and plan for the future. We'll discuss that in a future blog.

Look - it can't hurt to find out what you qualify for in order to buy a home. You may be surprised! Home ownership is still a great investment!  Don has many years of mortgage experience and knows the mortgage process well which allows him to sometimes offer options to lenders that help make things go smoother to get a loan closed - especially if a snag comes up.

Citizen's Academy is a great program presented by the City of Wilson, NC. I had never really heard much about the Citizen's Academy even though they had been holding it for several years. I decided that since I have lived in Wilson for 32 years, it was time I learned a little more about the city and how it works. I decided to apply. I sent my application to Tonya West with the city and did not hear anything for a few weeks, then one day I got a letter in the mail that said I was accepted. I was actually very excited. As it turned out we had the largest academy class ever. We all had a great time. One night we went out to the Dam at Buckhorn Lake, the city's main water supply. That night they fed us a delicious dinner by the lake prepared by employees of the city of Wilson and we got to see the sunset over the lake. It was awesome!

Employees from every department of the City of Wilson had the opportunity to present their department. They took their time to explain what their department did and how it was done. Everyone from Mayor Bruce Rose to the utility department to Greenlight, the city's super fast broadband service, to city manager Grant Goings, to planning and zoning. We even got to see our award winning Fire Chief Don Oliver and some of the firemen start a fire in a house so that we could see how effective a sprinkler system would be in putting out a fire. Most of the participants even got to spend an evening with our police department and ride patrol to see what a great job they do to take care of the citizen's of our city. at the J. Burt Gillette Athletic Complex with both baseball and soccer facilities. The stadium is the only Little League stadium of it's kind in the southeastern United States. I could go on and on about our great city and how much we love living in Wilson but I will leave that to another blog.

Great news! We're starting to see some light at the end of the proverbial "real estate tunnel" here in the Wilson area. Call-ins and showings seem to be picking up a little as well as Open House traffic. At this time of year, as we approach the Christmas season, we normally see buyer inquiries taper off a bit until January, so this flutter of activity is promising. There have been some years in the past that we have had tremendous viewing activity and sale closings in December, even on Christmas Eve! So you never really know who might be looking to buy or who may be interested in putting their home on the market in their time off around the holidays!
